What to enter in the Blocks underneath the subheading entitled 'Parking Lot'
Parking Lot being the area of a property discerned or designated as needing to be cleaned and that is used for parking and/or driving in or on or through by those using the facility for any purpose and at any time.
Name: Enter the name of the facility, store, mall, stripe-mall, or business that is the primary user of the parking lot that you are going to have the program figure parking lot cleaning fees on.
Property Address: Enter the physical address of the job being bid on. There are 2 lines to enter the address.
Contact Phone: Enter the phone number of the person or business most like to receive or use the prices generated by this program and the one you will be dealing with the most.
Service Level: You have five options here. To see them, it is a link to a detailed pdf. First the term Service Level needs to be explained. Service Level simply means how clean are you going to get it or do you want it to be. To what degree of cleanliness would you like to see the final prices reflect. The cleaner you want to bid it at means the more time and effort you'll have to put into it and that means the more you will have to charge (the higher the cleaning fee).

Level Number One - You either plan to or are required to clean the parking lot of loose trash and debris that has collected on the parking lot itself only. Does not include cleaning the islands, store fronts or sidewalks or dumpster areas This level of service does not include cleaning out Islands or cleaning out store fronts or cleaning off sidewalks. It does not include sweeping up the sand and dirt that builds up around the curbs except for the curb right in front and next to the main building. It does include sweeping up the looser paper trash and stuff that builds up around the curbs and that the truck will vacuum up with just one pass through. It also does not include blowing out and sweeping up the spill over around the trash dumpsters. Fast in and fast out. The driver won't usually need to get out of the truck if this level of service is the one being bid on to provide. By selecting this Level of Service the program will generate its lowest price per sweep estimate.

In Summary: Level # 1.
Clean parking lot only of all loose trash & Debris
Clean curb in front of and part of main building

Level Number Two - You either plan to or are required to clean the parking lot of all trash and debris that has collected on the parking lot and curbs. Does not include cleaning out the islands, store fronts or sidewalks. This level of service does include blowing out the main store fronts entrances and exits and blowing off the sidewalks that directly adjoin the main store front entrances and exits This level of service does not include cleaning out Islands or cleaning out store fronts or cleaning off sidewalks. It does include sweeping up the loose trash that has collected up against the curbs but does not include sweeping up the sand and dirt that builds up around the curbs except for the curb right in front and next to the main building. It also does not include blowing out and sweeping up the spill over around the trash dumpsters.

In Summary: Level # 2.
Clean parking lot of all trash & Debris
Cleaning curb in front of and part of main building
Blow out main store fronts entrances and exits
Blow off sidewalks around main store front entrances and exits

Level Number 3 (set as default) - You either plan to or are required to clean the parking lot, blow out the store fronts or sidewalks around the main entrances of the main stores, and clean the curbs of all trash and debris that has collected on them. This level of service includes cleaning up all the trash and debris including sand and dirt that builds up around all the curbs even if some out of truck hand work with a shovel and broom is required of the driver in order to get it all. This level of service does not include cleaning out Islands nor blowing out and sweeping up the spill over around the trash dumpsters.

In Summary: Level # 3.

Cleaning curb in front of and part of main building
Blow out main store fronts entrances and exits
Blow off sidewalks around main store front entrances and exits
Clean all curbs of all trash and build up


Level Number 4 - You either plan to or are required to clean the parking lot, blow out the store fronts or sidewalks, clean the curbs, and pick up and clean out all the islands (especially those close to the main building and main entrances and exits of the parking lot) of all trash and debris that has collected on them. This level of service does not include blowing out and sweeping up the spill over around the trash dumpsters.

In Summary: Level # 4.
Clean parking lot of all trash & Debris
Cleaning curb in front of and part of main building
Blow out main store fronts entrances and exits
Blow off sidewalks around main store front entrances and exits
Clean all curbs of all trash and build up
Pick-up and clean out all islands, especially those next to the main building and main entrances & exits

Level Number 5 - You either plan to or are required to clean the parking lot, and blow out the store fronts or sidewalks, clean the curbs, pick up and clean out all the islands and blow out and sweep up the spill over around the trash dumpsters, of all trash and debris visible. This level of service includes blowing out and sweeping up the spill over around the trash dumpsters. This is the highest level of service so obviously the price generated by this Service Level is also the highest but so would customer satisfaction be the most likely of all the other levels.

In Summary: Level # 5.

# Parking Spaces - A physical count of all the parking spaces located on and around the premises or on the property that the bid needs to be generated on. Include Handi-Cap spaces, spaces in front, back and on the sides. If there are satellite buildings and if it appears that they should be included in the bid then include them also. If there are satellite buildings and if it appears that they probably will not be included in the bid then include them in the block entitled # Spaces for S.B..

# Major Store Fronts - A Major Store Front is the main entrances and exits that customers and or employees use to gain access to inside the main building of the parking lot being bid on. Simply count the number of store front entrances or exits of the main building or buildings that the main parking lot adjoins or surrounds and that in your estimation may be required to be cleaned or may need to be considered to formulate a bid. For example: A stand alone grocery store has only one major store front that will need to be considered while a grocery store which has a drug store next to it and the drug store also has a separate entrance and exit to it then there are two major store fronts that may need to be considered.

# Entrances/Exits - These entrances and exits are the ones into and out of the main parking lot itself. For example: There may be three or four entrances and exit into and out of the parking lot of a big Wal-Mart which may have only one major store front. These entrances and exits are usually located on the parameter of the main parking lot and are usually entrances and exits to the main streets and/or highways affording access to the facility being bid. These are the most visible entrances and exits that the public or owners and employees and customers see most often as they come and go.

# Satellite Bldgs - On some properties that a bid needs to be generated on there are satellite buildings that are not attached to the main building and there may be some doubt or some question as to whether they should be included in the bidding process. How many there are of just such buildings are entered here if the decision is to go ahead and have the program include them in the final bid generated at this time. In case it turns out that they shouldn't be included then they can easily be deducted from the main parking space count and another more accurate bid can be presented. If the parking lot spaces associated with the satellite buildings on the property are easily identified then it is usually best not to include the number of satellite buildings in this block nor the spaces associated with those satellite properties in figuring the bid. To eliminate confusion as to what the CBS includes or doesn't be sure and mention in the comments section of the CBS as to whether they were included or not and there names and location if possible. If you don't enter a number here then don't enter one in the next block either.

# Spaces for S.B. - If it is decided not to include the spaces of a satellite buildings into the original parking lot spaces count because they may later need to be removed and another bid refigured with those spaces included but for now you want them to be included in the bidding process then you enter those spaces here for easy removal later. The program simply adds them to the first parking lot spaces figure entered and computes the bid accordingly. If the decision is not to include the satellite building spaces in this block then their should not be an entry in the block above called '# Satellite Bldgs'. If you don't enter a number here then there shouldn't be one entered in the block above either.

What to enter in the Blocks underneath the subheading entitled 'Islands'
Islands are objects or obstructions constructed inside the parking lot being bid on that will require some extra effort on the drivers part to properly clean around and/or inside of them. Of course car stops are also objects or obstructions constructed and placed inside the parking lot can that will require some extra effort on the drivers part to properly clean around so they need to be included so that the program can adjust its final figure accordingly.

Do not count what may appear to be islands but are actually just the perimeter boundaries for the parking lot itself. Also do not include those islands that merely painted on the asphalt either.

Islands of a certain size and shape take different amounts of time and effort to be properly cleaned around. That fact is taken into consideration by the program. So Islands that are designed fairly closely to the diagrams drawn on the survey form and properly entered are dealt with by the program in a manner that adjust the final rate per sweep and per month accordingly.

The same holds true of car stops. No matter what they are constructed of generally speaking car stops are also objects or obstructions constructed and installed in places on the parking lot where they will require some extra effort on the drivers part to clean around properly. Their number is also taken into consideration by the program.

Islands of the type displayed in diagrams A, B, and C are usually located at the ends of or are part of parking isles. A Island constructed in the design of the one displayed in diagrams D are usually located up against buildings or on each side of a drive through. Obviously a Island designed like the one displayed in diagram B would be harder and take longer to clean around than ones designed like those drawn in diagrams A, C, and D. One designed like the one displayed in diagram A would be harder and take longer to clean around than one designed like the one drawn in diagrams C. Yet one like A that is cleaned around would be similar in time and effort to one like D. The program takes note of all these various shapes and adjust the final outcome accordingly.

# Stops Inside P.L. - Car stops situated and placed out in the parking lot require extra effort and time to properly clean. Those car stops placed up against a building or a sidewalk which are accessible to the sweeper truck from only one side require more time and effort to clean around than those that are located out in the parking lot and are accessible to the sweeper truck from either side of the car stop. The reason being is that to properly remove the trash behind them those car stops placed close to a building or sidewalk or curb usually require the driver to get out of the truck to properly clean where as those accessible to the sweeper truck from both sides may not require the driver to leave the truck to get clean. These situations with the various placements of car stops are also properly noted by the program and adjustments are made accordingly.

# Stops Against Bldgs - Car stops situated and placed next to or up against a building, sidewalk, or curb require extra effort and time to properly clean. Those car stops placed up against a building or a sidewalk which are accessible to the sweeper truck from only one side require more time and effort to clean around than those that are located out in the parking lot and are accessible to the sweeper truck from either side of the car stop. The reason being is that to properly remove the trash behind them those car stops placed close to a building or sidewalk or curb usually require the driver to get out of the truck to properly clean where as those accessible to the sweeper truck from both sides may not require the driver to leave the truck to get clean. These situations with the various placements of car stops are also properly noted by the program and adjustments are made accordingly.

Inside Islands Loose - Check this yes if there is material placed inside the Islands (no matter the Islands shape) that can make the parking lot more difficult to properly clean. Examples: Islands with grass eventually produce grass clippings. Gravel or small rocks or wood chips that are used to fill islands can easily be kicked into the parking lot and will need extra attention. Of course bushes also drop leaves on the parking lot and tend to produce more trash than islands that are not filled with things can pollute the parking lot. If it's loose or can come loose and get on the parking lot then which in turn requires extra effort and time to clean then the bottom line on the price of the clean per sweep and per month needs to be adjusted and the program will do just that if this box is properly checked.

Dirt Borders - If there are large areas adjoining the parking lot being cleaned that are open dirt fields or open dirt lots then they add a degree of difficulty to a parking lot being properly cleaned and kept clean. When it rains dirt and debris can wash onto the parking lot being cleaned. If there is no kind of fence at all between the dirt fields or lots and the parking lot being bid on then more time and effort will be spent getting and keeping the parking lot being bid cleaned. This too must be and is taken into consideration in the final bid.

Dirt Brders w/o Fences - If there are large areas adjoining the parking lot being cleaned that are open dirt fields or open dirt lots that has a fence between them and the parking lot being bid then that fence will catch and collect some of the trash that would normally blow or wash onto the parking lot being bid and therefore decreases the degree of difficulty of the property being cleaned and kept clean. When it rains or blows then less dirt and debris will wash or blow onto the parking lot being cleaned. If there is no kind of fence at all between the dirt fields or lots and the parking lot being bid on then more time and effort will be spent getting and keeping the parking lot being bid cleaned. This too must be and is taken into consideration in the final bid.

Asphalt Smooth - Turn this flag on and the program adjust to compensate for the added difficulty encountered when trying to clean and keep clean a parking lot surface that is rough and full of cracks versus smooth and easier to clean.

Build Up Heavy - Turn this flag on and the program adjust to compensate for the added difficulty encountered when trying to clean and keep clean a parking lot clean that normally has heavy or very heavy trash build up and is harder to clean versus one that normally doesn't get very dirty and is easier to clean. Example: A Wal-Mart store has a heavier trash build up daily than a bank does. These factors are taken into consideration and the price per sweep and per month is adjusted accordingly.

Alley Use Includes Parking and Trash - If a property being bid on has a alley and there are parking spaces in the alley then they too must be cleaned on a regular basis so the program needs to be able to compensate for this scenario also. It does if you answer yes here. Many properties have no discernable alley. When that is the case then this block is not turned on. Turn this on only if there is a Alley and only then if the alley needs to cleaned and needs to be included in the bidding process.

Charge/Day - This box is for viewing only. It is the same figure that is displayed on the NOCBS in the price per sweep per day column and location. A view of this figure can help the user see at a glance what the results of the inputted date is and if necessary can review and or refigure accordingly.

Information in the 'Cleaning Estimate' Block

The estimates of the nine different cleaning frequencies are displayed here in two columns. One column represents the estimated price per sweep at that particular frequency. The figure found in the space underneath the per sweep column is the estimated bid price for cleaning that particular parking lot that one sweep. The figure found in the space underneath the per month column is the estimated bid price per month for cleaning that particular parking lot as often as the frequency noted to the left of this figure designates. i.e. The program will print on the NOCBS the amounts noted under the two columns that corresponds to the frequency designated. i.e. The bid prices figured for a 3XWeek cleaning fee are so much per sweep and so much per month. Those prices are the same ones that will be printed on the NOCBS.

Special Bid Instructions - Type into this section information that you want printed out on the NOCBS under the sub-heading 'Special Instructions:' Here you may want to enter information concerning the level of service this bid was generated to reflect. Specifics about what you will or will not do at the prices shown. Which satellite buildings are included in the bid and which ones are not. Any notes beneficial for the end user of the bid can be inserted here. The information can be entered and edited as if using a word processor.

Bid Date - This date is automatically set by the computers internal clock but can be changed to reflect whatever date user would like. For instance - you can adjust the date if reissuing a old bid and want to put the old date on it instead of the current one.

The Charge Per Minute - This is simply a adjustable rate that the user can set that correlates to a certain charge per minute that the user feels he would like the program to base its calculations on. i.e. If the user would like to know what the calculated prices should be if he wanted to make and therefore charge a $1 per minute then he would choose 1.00 in this block. A $1.00 per minute is the same as $60.00 per hour. So if use wants his bid to reflect charging or making $60.00 per hour while actually sweeping the parking lot then after he has set this value at 1.00 the computer generated prices on the NOABS will reflect that choice.

Here to the user can make adjustments to the way the program calculates the bid that will allow the user to be as competitive as he would like to be. For Instance if .74 is chosen then the final calculated bid reflects the position that the user needs to bid the amount noted on the NOCBS in order to make as close to $45.00 per actual sweeping hour as possible. This rate is adjustable in .2 increments.
